A loan offer expires before documents are ready: recheck before proceeding

A dated quote may not remain available while employment, documents or property details are being clarified. Track the offer's conditions and validity rather than planning around terms that were never finalised.

Keep a condition and date log

Record the proposal date, expiry, required evidence and conditions still pending. Ask whether any change in income, employment, amount or timing requires an updated assessment. Do not pay a non-refundable purchase deposit solely because an indicative loan quote exists. If terms are revised, compare the new document with the old one line by line instead of assuming only the date changed.

A worked situation

A borrower expecting to submit a statement next month may miss a quote's stated validity period. The correct next step is to request current terms, not alter a document date or assume the previous pricing is guaranteed. Keep any revised amount, rate and fee conditions visible.

Your next-step checklist

  • Record expiry and pending conditions
  • Request current written terms after a delay
  • Check revisions before accepting

Can an indicative quote be treated as an unconditional sanction?

No. Read the document's actual status and conditions. The lender's final decision, documentation and disbursal process must be confirmed separately before relying on funds for a commitment.
