Home-loan rate conversion fees: measure the benefit before paying

An existing lender may offer a rate conversion for a stated fee. Before paying, confirm exactly which pricing terms change and whether the expected future savings justify the conversion cost.

Compare the old and revised account

Request the effective date, revised spread or rate, conversion fee including applicable taxes and an updated repayment schedule. Ask whether the concession is conditional and how later resets work. Keep the outstanding balance and remaining tenure comparable when estimating the benefit. Do not count future benchmark movements as a guaranteed additional saving.

A worked situation

If comparable revised payments are ₹500 lower per month and the conversion costs ₹5,000, a simple initial recovery screen is ten months. That estimate changes if the loan is closed earlier, the rate resets differently or the term changes. Use the full schedules for the final comparison.

Your next-step checklist

  • Obtain the revised rate components in writing
  • Calculate fee recovery under your likely holding period
  • Check whether tenure changes alongside EMI

Is conversion the same as balance transfer?

No. Conversion changes terms with the existing lender, while a transfer replaces the borrowing arrangement with another lender. Their procedures, costs and security steps can differ.
