Fixed-period home loans: what happens when the initial period ends?
A home loan described as fixed may be fixed only for a specified initial period. Check the transition clause before assuming the first EMI and rate will continue throughout the full loan term.

Locate the conversion point
Read the length of the initial period, the rate mechanism after it, notice provisions and any choice offered at conversion. Ask for a schedule showing a reasonable range of later rates rather than only the opening period. Check whether prepayment or conversion terms change when the loan's rate status changes. An introductory description should not replace the actual transition language.
A worked situation
A 20-year loan with an initial three-year rate period leaves most of its life after the transition. Budgeting every later instalment as if the first-period rate were permanent would ignore the main uncertainty. Review the later mechanism before accepting.
Your next-step checklist
- Mark the initial period's end date
- Request the post-period rate formula
- Stress-test payments beyond that date
Does a fixed-period quote remove all rate risk?
It defines the treatment for that period under the contract. Later pricing may follow another mechanism, so understand the full term rather than relying on the opening label.
