Home-loan legal and valuation fees: ask what each charge covers
A home-loan quotation may include property-related charges in addition to processing costs. Identify what each charge covers and whether it remains payable if the application or property is not accepted.

Separate assessment from approval
Ask who performs the legal and valuation work, which property is assessed and whether repeat checks create additional costs. Obtain an itemised fee schedule, tax treatment and refund conditions. Payment for an assessment is not proof that the property or loan has been approved. The lender's valuation can also differ from the seller's price, changing how much you need to contribute.
A worked situation
A property price of ₹50 lakh and a lender valuation of ₹46 lakh are not interchangeable figures. If a lending calculation uses the lower assessment, the cash contribution can differ from your first estimate. Request the lender's actual financing calculation rather than assuming the sale price is the only base.
Your next-step checklist
- List property-related charges separately
- Ask about reinspection and refund conditions
- Recheck your contribution after valuation
Does paying a valuation fee guarantee funding?
No. It pays for a process or assessment under the lender's terms. Approval, acceptable security and the final financing amount remain separate decisions.

Create a transfer cost sheet before assuming a rate saving
Home loan refinancing can involve several separate steps. Ask for a dated list of proposed-lender processing, legal, valuation and documentation charges, along with the current lender's applicable closure information. Confirm which costs are payable even if the proposed loan does not proceed.
Record each charge as quoted, identify whether taxes are included and note whether it is paid upfront or financed. Also record who is responsible for property-document release and any relevant formalities. Do not insert a universal charge assumption when the facility and terms have not been checked.
Compare the transfer using the current outstanding balance and remaining tenure. A lower payment with a longer tenure answers a different question from a like-for-like saving. If property-document or disbursal timing creates a temporary funding requirement, include that operational issue in your decision.
| Cost or step | Question to ask |
|---|---|
| Processing | What is payable, when, and under which refund conditions? |
| Legal and valuation | Which checks are required and who bears the cost? |
| Current account closure | What is the dated settlement figure and validity? |
| Property documents | How are documents released and transferred securely? |
Can a general guide establish the exact applicable charges?
No. Charges and conditions depend on the facility, lender, contract and applicable rules. Obtain written current details and suitable professional advice for material legal or property questions.
