Floating home-loan rate reset: check the EMI and tenure together

When a floating home-loan rate changes, the effect can appear in the instalment, remaining term or both. Looking only at the next debit can conceal a much longer repayment period.

Ask for the revised schedule

Find the benchmark, contractual spread, reset frequency and effective date. Request the revised EMI, number of instalments remaining and total projected interest under the new assumptions. Compare any options the lender offers in writing. A benchmark movement and an individual account's reset are not necessarily simultaneous; use your contract and communication rather than applying a news headline directly to your account.

A worked situation

If an EMI remains unchanged after a rate increase but the schedule adds 18 instalments, the payment is stable while the repayment horizon has changed. Evaluate whether a different EMI would preserve the intended end date, subject to the lender's available options.

Your next-step checklist

  • Read the reset communication and effective date
  • Compare EMI and remaining instalments
  • Ask for available alternatives in writing

Does every rate change immediately alter my EMI?

The effect depends on the contract and reset process. Confirm the actual account schedule with the lender rather than assuming the headline benchmark change has already reached your instalment.
