A home-renovation top-up: budget for staged work and cost overruns

Renovation work is usually paid in stages, while a loan may be disbursed as a single amount. Matching the funding plan to the work schedule helps expose unnecessary borrowing and timing risk.

Separate structural work from upgrades

Create a quotation-based budget with stages, completion criteria and a defined contingency. Identify the amounts already paid from savings. Ask how the proposed loan is disbursed and when interest and instalments begin. Do not assume unused borrowed money is cost-free. If the underlying loan is secured, understand whether and how the new borrowing extends the existing security arrangement.

A worked situation

A quotation of ₹4 lakh may require ₹1 lakh upfront, ₹2 lakh during work and ₹1 lakh after completion. Compare this schedule with the loan's disbursal and repayment dates. A delay in the contractor's work does not necessarily postpone the loan's interest or EMI.

Your next-step checklist

  • Use itemised quotations and milestone dates
  • Keep a separate contingency line
  • Confirm when repayments begin

Should I use the full contingency immediately?

A contingency covers uncertainty rather than extra planned upgrades. Track it separately so an early discretionary purchase does not consume the buffer intended for later unforeseen costs.
